FM Consultants Podcast 2015-21 on Academic Design Trends with Kay Sergeant, Lisa Killaby, and Greg Tew (U.S.A.) and D...

FM Consultants Podcast 2015-21 on Academic Design Trends:Back to School, How Academic Design Trends Are Reshaping The Workplace. Designing for a competitive edge to keep talent. Panel:Kay Sargent, Director of Workplace Strategies, Lend LeaseLisa Killaby, Principal, ADD Inc.Greg Tew, Associate Professor & Director of Professional and Industry Relations, Virginia TechDavid Reynolds, CFMChris Payne, CSS Consultancy Overview: This interview follows on an FMCC webinar with principal designers and teachers Lisa Killaby, Kay Sargent, and Greg Tew with the title, Back to School, How Academic Design Trends Are Reshaping The Workplace. In a convincing way, Lisa, Kay, and Greg make the point that the modern academic and corporate built environments can be indistinguishable from each other. We FMs are wholly aware that the organizations we serve increasingly seek a dynamic and diverse workforce and a culture of mentorship, collaboration, community, discovery, innovation, and well being in a variety of physical settings.  A welcoming environment for data center administrators, say, might look and feel different from one for marketing, but the same elements can be present to confer positive business results. All the same, FMs must contribute to life cycle models that include ROI in order to support executive decision making and to plan our budgets.  Academic facilities and their use can give us a look ahead. And in these times, “ahead” becomes “right now” very soon. (more…)

FM Consultants Podcast 2015-19 – Nicholas Fioravante on ISO 55000

“ISO 55000: Changing the Conversation”  Panel: Nicholas Fioravante David Reynolds, CFM, FMP Overview: “ISO 55000: Changing the Conversation”  Nicholas Fioravante has worked with mechanical/HVAC, electrical, fire protection, and structural and environmental systems, components, and issues, evaluating facility upgrades for technical and financial performance. He has addressed operations and maintenance in a wide range of facilities. He is presently with Sodexo, as Senior Director in North America Technical Support.  He came to adopt and promote a view of managing facilities and equipment as performing assets.  Recently, the International Organization for Standardization, ISO, released ISO 55000, a management framework for physical assets, which integrates considerations of cost, performance and risk throughout the asset life cycle.  Acquiring and maintaining facilities and equipment in an ISO 55000 milieu focuses the FM on optimizing the yield of the asset for the entire life cycle. FM Consultants Podcast 2015-17 – Discussion by Kevin Wilcox (USA) and Chris Payne (UK), David Reynolds (USA)

“Top 5 Ways to Reduce Fall Hazard Risk”  Panel: Chris Payne, CSS Consultancy & FMCC STAG Member David Reynolds, CFM, FMP Kevin Wilcox, Principal, LJB Inc. Overview: “Top 5 Ways to Reduce Fall Hazard Risk”  Kevin Wilcox joins Chris Payne and David Reynolds a short while after his 2015 FMCC webinar, “Top 5 Ways to Reduce Fall Hazard Risk”, where he delivers a systematic development against fall risk in five critical areas, applying prevention by design, training, and certified fall protection systems. Kevin is a principal of LJB Inc. and a professional structural engineer, who is also a certified safety professional. He has more than 20 years’ experience in fall protection consulting, with expertise in fall hazard assessments, design and inspection of fall protection systems, and related training. Fall protection presents two conflicting realities: significant fall incidents don’t happen often, but when they do occur, they’re catastrophic and costly. The challenge, however, is that fall protection is complex. There are numerous regulations, standards, equipment options, training sources and priorities to consider when protecting workers. Kevin approaches fall protection in a practical way to minimize the complexity, while taking comprehensive action to protect people, projects, and business. In this podcast, Kevin talks about specifying fall protection to be provided by outsource organizations working in your facility. He then expands on specification to view fall protection as a system of understanding hazards, design, training, and practices – and oh yes, equipment. The point is, certified equipment is necessary, but hardly sufficient. Equipment is just one part of a certified system for safety from falling. Last, he briefly treats risk assessment, as possibly the part of fall protection that where the experienced safety professional can contribute uniquely. Fall protection a straightforward quality of life and continuity of business issue, nothing less.   (more…)

FM Consultants Podcast 2015-16 – Discussion by Alana Dunoff (USA), Lynn Baez (USA) and Chris Payne (UK), David Reyn...

“Sustainability Metrics: A Tale of Two Companies”  Panel: Chris Payne, CSS Consultancy & FMCC STAG Member David Reynolds, CFM, FMP Alana Dunoff, FMP, IFMA Fellow  Lynn Baez, CFM, SFP, FMP, IFMA BOD Overview: “Sustainability Metrics: A Tale of Two Companies”  At the time of this podcast on World FM Day, Lynn Baez and Alana Dunoff had just completed a webinar entitled Sustainability Metrics, A Tale of 2 Companies, where they focused on transforming business and operations data into a sustainability framework that their clients welcomed for its clarity and value. Communication and culture are key, we FMs often say. But, while the client’s goal is sustainability, getting from the object (records and data) to objectives (what can the client accomplish, and how) requires technical understanding, cultural acceptance, and much more. Alana Dunoff, Strategic Facility Planner, of AFD Facility Planning, an FMP and IFMA Fellow, is an energetic, enthusiastic, speaker, teacher, and admitted data geek, after 22 years of facility planning and management. She has served on the IFMA Board of Directors. Lynn Baez, with 14 years experience in environmental science and FM, currently serves on the IFMA Board, and with Cushman and Wakefield. Lynn, a CFM, SFP, and FMP, brings steady and frank insight on working with the client organization, and about the increasing significance of global conventions and standards toward sustainability and asset management. FM Consultants Podcast 2015-15 – Discussion by Wim Pullen (Netherlands) and Chris Payne (UK), David Reynolds (USA)

“Progress in evidence based workplace management”  Panel: Chris Payne, CSS Consultancy & FMCC STAG Member David Reynolds, CFM, FMP Wim Pullen, Center for People and Buildings   Overview: “Progress in evidence based workplace management”  Chris Payne and David Reynolds join Wim Pullen, Director of the Center for People and Buildings, in Delft, Netherlands, on June 10, 2015, just after his live Session 4 of World FM Day, 2015, entitled “Progress in evidence based workplace management.” “What do we know?” and “How do we translate knowledge into well informed decisions?” are the two questions giving rise to evidence based workplace management. The workplace arena is filled with opinions and anecdotal evidence, but big questions like “how does the workplace contribute to productivity growth?” or “Can we enhance employee health and well being in new workplace?” are easy to ask but hard to answer. Nevertheless workplace researchers are eager to develop reliable knowledge that helps to discuss such questions and inform decisions. What is the state of the art and science of knowledge development? What does the future hold? This is a rich, provocative interview, building toward the end, when Wim takes the making of cost cutting decisions. (more…)

FM Consultants Podcast 2015-14 – Discussion by Graham Constable (Australia), Val Moraes (New Zealand), Adam Fang (C...

“The Importance of Leadership in Facilities & Asset Management”  Recorded on: June 10th, 2015 Panel: Graham Constable, FMCC STAG Member Val Moraes CFM is the Managing Director of GregMore Group, a Facilities Management Consultancy based in Auckland, New Zealand. Adam Fang, FMCC STAG MemberChris Payne, CSS Consultancy & FMCC STAG Member as Social Media Coordinator (Host/Interviewer) Overview: We hear from freelance consultant Graham Constable of Australia, interviewed by Chris Payne of the U.K. on the subject of exercising leadership in managing the facility assets an employer or client.  Val Moraes of New Zealand and Adam Fang of China also participated in the webinar on World FM Day, but were not able to be present for this podcast.  Their title, “The Importance of Leadership in Facilities & Asset Management – an FMCC Panel Discussion,” lead, in Graham’s view, to a few central points to ensure that the practice of FM can be viewed and experienced by top organizational leaders as one of several that are central to organizational value and well being, rather than simply regarding facilities as a recurring cost to be minimized. Doing so, however, requires competencies and approaches to match executive needs and expectations. (more…)

FM Consultants Podcast 2015-13: Discussion by Chris Payne (UK), Markus Groll (Germany) & David Reynolds (USA) on “Everything You Wanted to Know About Social Media, But Were Too Afraid To Ask” – Podcast on Social Media for Facility Managers Recorded on: June 10th, 2015 Panel: Chris Payne, CSS Consultancy & FMCC STAG Member as Social Media Coordinator Markus Groll , Architect BYAK, Frankfurt, Germany, isar1 AG, FMCC Board Member as Secretary & STAG Chair David Reynolds, FMCC STAG Member as Podcast & Audio Coordinator Overview: Chris Payne and Markus Groll join David Reynolds on the topic of social media in FM. This podcast immediately followed their World FM Day webinar, “Everything You Wanted to Know About Social Media, But Were Too Afraid To Ask.” Markus, trained as an architect and commercial designer, has 25 + years as a senior consultant to major clients in implementation and use of software systems employed over the facility life cycle. Chris, also with over 25 years’ experience, focuses on adding value in the delivery of FM services, especially through innovation. Internet, portable devices, and the Internet of Things are carrying FM forward in promising ways, but at the same time consume time and energy in a flood of communications and information. In this brief podcast, Chris and Markus acknowledge the problem from the point of view of the individual FM, especially if you are a consultant. They quickly follow with approaches already underway by organizations to use current generation social media to help with responsiveness and reducing the role of e-mail. Turning to the Internet of Things, they see large potential, but security remains an issue.   FM Consultants Podcast 2015-12 – Discussion by Jon Martens (USA), Stephen O. Jagun (Nigeria), Chris Payne (UK) & David Reynolds (USA) on “Eko Atlantic City” Recorded on: June 9th, 2015 Panel: Jon E. Martens, IFMA Fellow, President, JEMCOR LLC Stephen Ola Jagun, Principal Partner, Jagun AssociatesChris Payne, CSS Consultancy & FMCC STAG Member as Social Media Coordinator David Reynolds, FMCC STAG Member as Podcast & Audio Coordinator Overview: In this podcast, we hear from Nigeria, one of a number of nations on the African continent where modern cities are emerging in very large-scale projects. Not all have been successful so far. Several factors of importance to FM distinguish this project, called Eko Atlantic City. Prominent are FM and occupant involvement in detailed plans and specifications, and emphasis on sustainability, as that concept is now understood: the triple bottom line. The Lagos IFMA chapter is twenty years strong. Its members keep up to date through training and work experience. The panelists are intensively involved in the Chapter. Stephen Ola. Jagun, CFM, of Jagun Associates in Lagos, Nigeria, is a property development and real estate expert. He is also a pastor with strong community connections. Jon Martens CFM and IFMA Fellow, of Innovative Facility Solutions in Santa Rosa, California, in the U.S., has partnered with Stephen in the project in focus today. They take an FM viewpoint toward Eko Atlantic City, an entirely new, privately financed development, emerging on reclaimed land adjoining Victoria Island in Lagos. This podcast follows a much more extensive FMCC webinar, presented by the same panel on May 4 of 2015. (more…)

FM Consultants Podcast 2015-11 – Discussion by Teena Shouse (USA), David Reynolds (USA) & Chris Payne (UK)

FM Consultants Podcast 2015-11 – Discussion by Teena Shouse (USA), David Reynolds (USA) & Chris Payne (UK) on “Benchmarking: It’s Much More Than Just a Bunch of Numbers” Recorded on: May 28th, 2015 Panel: Teena Shouse, CFM, IFMA Fellow David Reynolds, CFM,FMP, Jackson Mississippi, USA (HOST/Interviewer) Chris Payne, CSS Consultancy & FMCC STAG Member as Social Media Coordinator Overview: Today’s title is Benchmarking: It’s Much More Than Just a Bunch of Numbers. In this FMCC Podcast, recorded May 28, 2015, Teena Shouse, CFM and IFMA fellow, joins Chris Payne and David Reynolds to discuss benchmarking. The value that benchmarking can deliver to FM in evaluating progress and results depends on accuracy and clear understanding of data. Teena argues for measurements that are few in number, key to performance, and especially useful in the context of a Balanced Scorecard. Balanced Scorecard can keep objectives and goals clear and well aligned among all groups with a stake. Can FM work management, facility information, and other technologies, which are becoming progressively more integrated in BIM (Building Information Modeling), “big data”, and analytics, serve in forming and utilizing benchmarks? In a podcast of just a few minutes, Teena surrounds the subject. (more…)

FM Consultants Podcast 2015-10 – Discussion by Kit Tuveson (USA), Bill Conely (USA) and David Reynolds (USA)

FM Consultants Podcast 2015-10 – Discussion by Kit Tuveson (USA), Bill Conely (USA) and David Reynolds (USA)on “Communication in Consulting Projects” Kit Tuveson and Bill Conely condense a wealth of FM experience with consulting project communications into a few minutes of accurate and sharply focused guidance on a topic that can never receive too much attention.  Bill begins by asserting that the consultant carries the load for project communication concerning every project member, activity, and development: current and future. A consultant can never communicate too much, nor too well, nor receive too much feedback, even when progress is steady and uneventful – and especially when not. Staying positive doesn’t get the job done on its own, but nothing else works nearly as well without it.  How does a consultant know what, when, and whether project communications are working? Kit engages this question by collecting the communication tools available and dialog with the client as to which to employ, in what style, when, how, and how to make adjustments when needed.  A client should experience a consultant as proactive and transparent, exceeding expectations in communication. Doing so stands against the hazards that hide in assumptions that work is going smoothly, on the way to the next milepost, and more after.  Assume everything is fine until it turns out that it’s not?  Bad idea. Communication is how you and your client will know what’s happening, and what to do.  You may notice the quality of Kit Tuveson’s voice is raspy. Kit was ill with cancer when he recorded this podcast in March of 2015. He has since passed away and we deeply regret his loss. We will always be grateful for his commitment to IFMA’s FM Consultants Council.  We invite you to listen. In Kit’s typical fashion, he will lead you to enjoy and to glean something worthwhile. These are times where, on the one hand, buildings themselves are getting to a point where installed intelligence, makes operations increasingly effective in serving human occupants and FMs, while, on the other hand, some markets moving forward with concepts and practical applications at the same time may not be able to conveniently obtain basic supplies, like air filters.  Challenging times.   FM Consultants Podcast 2015-05 – Discussion by Daniel Goldsmith (USA), Chris Payne (UK) and David Reynolds (USA) on “Healthy client relationships: from strategy to troubleshooting” Consultant knowledge, skill and confidence, and, notably, character, form the foundation of the client relationship. Daniel Goldsmith builds on these pillars with what the consultant brings to the growing relationship from each of the three. But how does an FM consultant know that the relationship is firm and healthy? Chris Payne contributes a variety of indications, useful separately and together. Finally, the panelists emphasize how FM consulting is much more than subject matter expertise. Consultant integrity, being an effective communicator, and fitting smoothly into the dynamic work environment, and carrying through with valuable deliverables bring trust to sustain the relationship. FM Consultants Podcast 2015-03 – Discussion by Barbara Kane-Stokes (USA), Garry Brinton (USA) and David Reynolds (USA)

Client satisfaction: how to get it, how to get it back, and how to recognize that you need to do so Barbara Kane-Stokes and Garry Brinton go deeply and thoroughly into consulting client satisfaction – approaches, key components, and signs of client well-being, or of deterioration of the relationship. In the conclusion of the podcast, they each take up a project where the client insisted upon unrealistic results that introduced high levels of risk, potentially severe consequences, and became very unhappy when the consultant pointed this out. FM Consultants Podcast 2015-02 – Discussion by Teena Shouse , Michel Theriault and David Reynolds

FM Consultants Podcast 2015-02 – Discussion by Teena Shouse (USA), Michel Theriault (Canada) and David Reynolds (USA) on “The business side: Sustaining a consultancy and adding knowledge to the FM community” Clear, responsive, communications are essential in a consulting engagement, from exploration to conclusion.  goes straight to the specifics of defining, performing, charging, and billing for services: from making responsive proposals, to scope, deliverables, and billing practices.  But why is the client confident enough to issue an RFP to begin with? Michel Theriault shows that knowledge growing from consulting projects (when not proprietary for the client) should be shared in the FM community. Does this seem a paradox, giving away hard earned information that confers a competitive advantage? Michel shows otherwise – that writing, publishing, speaking, exhibiting, presenting, teaching… all add business advantage to FM consulting and FM overall.
