Episode in
The Real Estate Investing Show
Podcast Summary: Financing Your Real Estate Goals with Bennett Abel of Abel Commercial Lending
Episode Highlights:
In this episode of The Real Estate Investing Show, host Bryan Jones sits down with Bennett Abel, the founder of Abel Commercial Lending, to discuss the ins and outs of commercial lending for real estate investors. From hard money loans to BRRRR refinancing, Bennett provides a comprehensive look at how to secure funding for various investment strategies. Along the way, they dive into real estate markets, the economy, and even share a few personal stories about life near Washington, D.C.
What You’ll Learn:
• About Bennett Abel: Owner of Abel Commercial Lending, a private lending company based in Bethesda, Maryland, specializing in short- and long-term loans for real estate investors.
• Hard Money Explained: How short-term, value-add loans work, including the process, requirements, and why they are a vital tool for real estate investors.
• BRRRR Strategy Financing: Learn how to refinance after a rehab to extract equity and reinvest without triggering tax liabilities.
• Long-Term Refinancing Options: Explore the benefits of 30-year fixed loans versus adjustable-rate mortgages and when each makes sense.
• Portfolio Loans: Discover how to finance multiple properties under one loan and the pros and cons of blanket loans.
• Market Trends and Risks: Insights on rising interest rates, challenges in today’s market, and why patience and due diligence are critical for success.
• Real Estate in D.C.: Bennett shares what it’s like living near the epicenter of American power and how the transient nature of D.C. creates opportunities for real estate investors.
Key Takeaways:
• Hard money loans can close in as little as 14 days, making them ideal for competitive markets.
• The BRRRR strategy allows investors to acquire properties, force appreciation, and refinance to extract equity tax-free.
• Interest rates for commercial loans are currently in the mid-7% range, but rent increases often offset higher borrowing costs.
• Using LLCs for investment properties protects personal assets and simplifies tax and liability considerations.
• Diversifying your portfolio geographically can mitigate market risks and maximize returns.
Bennett’s Pro Tips:
• Always get lender pre-approval before making offers to protect your earnest money.
• Focus on the “spread” between rent and expenses, not just the interest rate.
• Avoid mixing flips and rentals in the same LLC to minimize tax liabilities.
• Explore funding options like 401(k) loans to unlock capital for real estate investments.
Final Thoughts:
The episode wraps up with Bryan’s plans to visit Washington, D.C., for the inauguration and Bennett sharing local recommendations. Bennett emphasizes the importance of leveraging good debt to build wealth and offers personalized solutions for investors at every stage of their journey.

Find contractors. Get a minimum of 5 bids.

Rehab.

Wholesale
Wholetail
Wholetailing is a combination of two different real estate investing strategies: Wholesaling and Flipping but without all the hassle and large expense of a full-blown flip. Instead of a full remodel, wholetailing would be cosmetic updates to the property, like painting the interior and updating the flooring.
Other great ways to increase the appeal of the home, and make you more money would be:
Paint the exterior
Spruce and clean up the front yard
Update the hardware
Replace the fixtures and lighting
Even update the appliances

Do you market directly to sellers?
Network with other investors?
Find a mentor?
What are some of the conversations you need to have with sellers, investors or mentors?
How to you analyze your first deal?
What are the most important parts of this first deal that are leading you towards your ultimate goals?
How do you stress test your first deal?
What are your “What If” factors?
What contingency Plans do you have in place for your “What If’s”?
What about conversations and fixes for problems unforseen?

BRRRR
1 What is BRRRR?
Buy. Renovate. Rent. Refinance. Repeat.
2 WHY BRRRR? Velocity of money.
The velocity of money is a measurement of the rate at which money is exchanged in an economy. It is the number of times that money moves from one entity to another. It also refers to how much a unit of currency is used in a given period of time.
3 Why make less per month?
NO MONEY IN THE DEAL! 4x more properties + appreciation + loan paydown + cashflow = EXPONENTIAL cashflow/network growth.
4 Key numbers to consider.
ALL IN BUDGET OF 75%.
Purchase + renovation < %75.
DTI 75% of RENT.
FRAMEWORK RECAP
5 Buy.
Contact agents in your local market and ask them to send you “as-is” properties. Search on Zillow for FOR SALE by owners. Watch for auctions on AUCTION.COM.
6 Renovate.
Search for contractors in your area. Get a minimum of 3 bids for different contracts to do the work. VERIFY REFERRALS!
7 Rent.
List house with an agent for MLS listing. Zillow list by owner. Or find a TRUSTED PM in your area.
8 Refinance
Call local banks and see what their refinance cap is. For most, this is 75%. Local banks or credit unions work the best!
9 Repeat
In my Mark Will’s voice: And I’ll start back @ 1.
10 Book to read: BRRRR by David Greene
