He had a think about what careers he could go into and eventually went for the medical device industry. For eighteen years he was working with doctors and nurses, and he says he often felt like “the dumbest one in the room”. However, by the time he reached his thirties, he was tired and wanted to walk away from it with enough capital to invest in real estate. Transferable Skills From Other Industries – Chris has a biomechanical engineering background, and although it may not seem like it at first glance, some of the skills he learned transferred over into investing. His degree and experience taught him the following process: make assumptions, solve a problem, then iterate and find a better way to come up with a solution. If you’re an investor or even trying to run a business, this process is extremely helpful to understand.  Multifamily Real Estate: The Investing Holy Grail – Chris once heard that if you can increase returns and decrease risk, that is the holy grail of investment. When he looked into the different asset classes and demographics, he found that the multifamily space was the best choice to help improve the performance of an investor’s portfolio and it also decreases risk. With everyone else seemingly having to rent, the multifamily choice is the most beneficial one for investors. Is it the Right Time to Invest? – History rhymes, but it doesn’t repeat. Chris says that the world of real estate goes through similar trends about every eighteen years. If you don’t need the money back fairly quickly, then investing in real estate now might not be the best idea and you may need something more liquid. However, it is ultimately up to you how you invest your money: really make sure you do your research before anything else.  Investing in Car Washes – If you invest in a car wash, it has a lot of the same benefits that normal real estate has, but you also have to be more careful about the business side of things; you need to make sure you know who you’re investing with and who the operator is. You can either take control of the operations yourself, or you can go out and buy a small wash. If you do it with a syndication company, however, they will often help invest in bigger car washes with far more operational aspects to them. And more!

He admits that he wasn’t very good at singing at first, but he really enjoyed it, and after a lot of practice he got loads better. But how did he do this? And how is it linked with his real estate experience? Well, it all comes down to one question: why are you doing what you’re doing? You need to leave your ego at the door and keep pushing through; if you really want to do this job, then you’ll keep learning and getting better. The Three Pillars of Real Estate Investing – The three pillars of real estate investment are buying right, managing right, and financing right. Gino says that you need to create your criteria under those three pillars so they can have laser beam focus, and if you utilize them correctly, you can easily make better investing decisions. Whether you’re actively or passively investing in deals, the ‘buying right’ is critical, because you need to understand what kind of assets you’re buying and what your goals are. Do this, and you’ll have a better understanding of what your criteria are for buying assets. Patience is Key – The job of the feds is to keep money and inflation under control, and when they raise rates it only slows the economy down. Knowing this, if you were to invest in something right now whilst rates are higher, in a few years the rates will drop. So is this an opportunity or a warning? In the end, they parted ways, but he took an important lesson from this: that value-based decision-making is super important. Always make sure that every decision you make is aligned with your values and the values of everyone you’re working with, otherwise, you’re bound to make mistakes.
